Before you’ve chosen a builder: tick off planning, building regs and party wall with the evidence attached, and set a budget with a proper contingency.

With your builder and trades

Agree each stage before work starts. Approve finished work, record what you pay, and have them confirm it arrived. They answer by email link, with no app to install.

When it’s finished

Seal the record: every agreement, payment, certificate and change, with a code anyone can check. Keep it for guarantees, disputes and the day you sell.
